Article I.

Terms and conditions of accommodation

At the accommodation facility (with alt. names for client, business relations or marketing communication: Apartments - VILLA IVICA, Apartments IVICA or Apartment House VILLA IVICA) only guest properly checked in can be accommodated.

For this purpose, immediately upon arrival the guest shell provide the authorized representative of the accommodation provider with his ID card, passport or other valid identity document for inspection and that under the current wording of Act no. 135/82 Coll. on Reports and Records of Accommodation of Citizens, as amended and pursuant to Act no. 428/2008 Coll. on Protection of Personal Data, as amended.

For ID purposes every guest who is not Slovak citizen (foreigner) is required to provide his valid passport (EU citizens valid passport or ID card) to authorized representative of the accommodation provider.

On the basis of booked accommodation the guest may check in on the arrival day at any time during the day / or night (the accommodation facility is to10 p.m., the earliest 11 a.m. on the arrival day. The accommodation facility shall only keep the room booked for the guest unless stipulated otherwise in the order and the facility has confirmed such requirement in the order. Provided the guest fails to inform the reception until 6 p.m. on the estimated arrival time by phone or e-mail, after 8 p.m. scheduled day of the arrival, the APARTMENTS - VILLA IVICA may dispose with the room at its discretion unless agreed otherwise with the guest. Provided the guest has paid an advanced payment the APARTMENTS - VILLA IVICA is required to hold the reservation until 12 midnight of the scheduled arrival day of the guest. Assuming the guest shall not check in after that time, APARTMENTS - VILLA IVICA is not obligated to return the advanced payment or proceeds under the cancellation rules stipulated in Art. I, - Cancellation fees of APARTMENTS - VILLA IVICA. 

Provided the guest asks to extend his stay, APARTMENTS - VILLA IVICA may offer alternative accommodation within its capacity with a different price category than the original accommodation.

Guest who checks in prior 6 a.m. or insists to check in prior 10 a.m. on the arrival day shall be charged for the previous night, unless agreed otherwise in advance. From 10 p.m. to 6 a.m. the guests are required to maintain silence of the night!

Operation time our hotel-reception is from 09.00 AM until 09.00 PM, check in after this time (09.00 PM) in not possible !

APARTMENTS - VILLA IVICA shall provide its guests with services agreed by both parties. The guest is obligated to pay for the services and accommodation pursuant to valid price list ordinarily at check in, unless agreed otherwise. This is without prejudice to payment terms on accommodation contracts. The price list in Slovak and English version is available at APARTMENTS - VILLA IVICA (reception) or internet www.IVICA.sk

APARTMENTS - VILLA IVICA (operator and legitimate business - Juraj Lím - APARTMENTS - VILLA IVICA) is entitled to charge cancellation fees as listed below provided the guest cancels the original and binding reservation (including verbal/pnohe binding reservation), or written reservation. The cancellation of the original and binding reservation or written reservation must always be in written form by the guest/client and must be successfully delivered to the accommodation operator and/or via e-mail to: VILLA@IVICA.sk, or sms message: +421/905/230 813.

APARTMENTS VILLA IVICA (host: Juraj Lím, permanent residence Karpatská 107, Marianka, in any contractual cooperation is representative of the companies IVICA TOUR,  s. r. o. and IVICA SK, s. r. o.) is eligible to charge storno costs in case the customer cancels, or partly cancels (shortens the length of the stay) the original reservation (verbal/phone reservation included), or already written reservation of the stay. In the case where the customer partly cancels the reservation the cost paid will be the basic cost without any discounts. That means the cost of the stay for 1 night/number of people reserved. The price list of the accommodation is only informative. Meaning all discounts, bonuses and the final price might change depending on the season and time of year. The discounts written in the price list are not automatically requested by a client and can (but do not have to) be included in the final cost. All discounts and bonuses are usually stated in every individual calculation of the stay which is either sent by an email to the customer, or verbally communicated by staff in Apartments VILLA IVICA. Reservation with calculation for the stay of the customer that has been confirmed verbally, or in writing by customer is compulsory.

Cancellation fees for reservation cancellation (including verbal/telephone binding reservation), or written reservation at APARTMENTS - VILLA IVICA (except for “vis major“):

50% from total price less than 10 days before arrival

70%  from total price less than 7 days before arrival

100%  from total price less than 1 day before arrival 


Article II.

Liabilities and responsibilities of the accommodation facility and client

APARTMENTS - VILLA IVICA (Juraj Lím - APARTMENTS - VILLA IVICA) is responsible for belongings introduced by the guests into the premises of the accommodation facility, as well as damage caused to stored belongings except for “vis major”.

APARTMENTS - VILLA IVICA is responsible for valuables and money only in case such have been received and deposited in the safe, but amounting max. up to 330,- €. (10 000 SKK)

The guest is responsible for damages caused to accommodation property pursuant to valid regulations. The guest as legitimate representative is responsible for damages caused by minors and pets.

The guest is obligated to prevent damages to health, property and environment. To prevent these the guest shall:

APARTMENTS - VILLA IVICA offer to deposit valuables, money and jewellery in the safe of the accommodation provider.


Article III.

General provisions

The guest is allowed to receive visitors in the apartment where he is staying only with the consent of the legitimate representative of the accommodation provider from 09.00 a.m. to 09.00 p.m. The accommodation provider is not entitled to provide any third party with information on the guests (except for police officers) or allow a visit of the third party without the guest’s consent. Providing that the guest fails to report his visitors this shall be considered as serious breach of the Hotel Rules, and such visitors shall be considered guests and will be charged accommodation fees pursuant to valid price list of APARTMENTS - VILLA IVICA.

The guest is not permitted to replace furniture or make any changes or adjustments of the furniture, and carry our any interventions in the mains or any other installations in the rooms and premises of APARTMENTS - VILLA IVICA.

The guests are not allowed to use their own portable electrical and gas appliances without the approval of the staff. This restriction shall not apply to electrical appliances installed in the room or portable appliances (such as shaver, hair dryer, chargers for mobile phones, notebooks, etc.)

In case of a fire emergency the guest must follow the instructions of the staff and fire brigade commander after his arrival.

For safety reasons it is not allowed to leave children under 12 without an adult supervision in the apartment or other interiors or exteriors of the accommodation facility. When damage caused by minors, adult person checked in with a child is responsible for such damage.

The guests are not allowed to bring in belongings for which there is designated area (e.g. bikes, skies, sleds, etc.). Please, inquire the staff. The guests are not allowed to take out of the apartment any towels and bath towels, etc.

NO SMOKING ban applies to all interiors of the APARTMENTS - VILLA IVICA!

In case of a serious illness or injury the guest may ask for medical aid or transport to hospital. In case of an emergency or life threatening situations the accommodation provider may do so without the guest’s consent.

Dogs or other animals (pets) may stay in the room or apartment only with the consent of the accommodation provider provided the guest proves good health condition. The price for accommodation shall be charged with min. 30% and max. 50% of additional fee. The additional fees shall be derived from number of pets and size or weight. Dogs and other pets are subject to the following measures:

Before leaving the apartment the guest is obliged to duly close all the windows, water taps, switch off all lights and electrical appliances, lock the apartment front door and in case of check out or long absence, reported to on advance, leave the key with the staff.

In case of a key loss the guest shall be charged =8,30 € 

All flaws or defects must be immediately reported to the staff.

Parking lot for APARTMENTS - VILLA IVICA: the parking lots the guests are obliged to park their vehicles at nearby, unattended parking lot (about 40 m from the apartments).

We recommend our guests to make sure they lock and secure their vehicles and not leaving any belongings, sport equipment, electronic devices, etc. in the vehicle.

Complaints or comments and suggestions shall be reported to the staff or written and placed in designated mail box, send to mailing address or e-mail address: hotel.ivica@gmail.com, villa@ivica.sk.

Guest and accommodation facility are obliged to comply with the Accommodation Rules herein, which are binding for both parties at full length. Provided the guest breaches any of Accommodation Rules herein, the accommodation provider is entitled to cancel the accommodation at APARTMENTS - VILLA IVICA  before the start, passage or expiry of the accommodation without any guest’s claim on money refund (e.g. already paid advanced payment, or received payment in cash).

The Accomodation Rules are effective and valid as of 1st july 2015. Prices listed in pricelist are calculated in EUR. Prices stated in SKK are informative. Unless otherwise agreed, the guest by signing a copy of the Accomodation Rules – APARTMENTS - VILLA IVICA, submitted for signing usually at arrival, hereby confirms and declares that he is closely acquainted with its contents, that he understood, and is aware of his rights, obligations and responsibilities for any damages, which could be caused, and he voluntarily, without coercion, not in emergency situation agrees.
